Keys: You will pick up your keys at our office not the unit you are staying in. We are located at 830 Bald Eagle Drive. Marco Island, FL 34145 (Located within the Keller Williams Realty business center) Check in is 4:00pm on your arrival date. Check out is 10:00am on departure date. Thank you again for your reservation. Please be sure to return ALL sets of keys provided. You will be charged a minimum fee of $250.00 per set of keys to re-key/purchase home/building keys/gate keys for your unit not returned.
Rental Policy
Security Deposit: If you have paid a security deposit this is not part of the rent. It will be returned to you in approximately 30 days after your departure if you have one on file. ( If you have paid for damage insurance protection plan through CSA, these funds are non-refundable.) Deductions will be made from your deposit for damage to premises, excessive unit cleaning or laundry or carpet cleaning (last days laundry only is expected to be left). This applies to yourselves and any guest during the period of occupancy. If deposit is not sufficient to cover expenses, tenant agrees to pay the difference to owners’ authorized agent. All deposits and advanced rents paid shall be held in a non-interest bearing escrow account at Chase Bank.
Cancellation Policy: In the event that you must cancel your reservation contact us immediately. All cancellations must be in writing. There are no refunds if you cancel. If we are able to rebook for your time period we will refund any money you paid, less a $500.00 cancellation fee, however if the cancellation is within 30 days of your arrival time you are not eligible for a refund. If your rental was booked through a third party site like Vrbo your service fees paid to them typically are not refunded.
Occupancy: The occupancy of each rental unit is limited to the number of persons indicated on your rental confirmation (infants are considered an occupant).
Sub-Leasing: Under no circumstances may this unit be sub-leased or may the lease be assigned. The unit must also be occupied by at least one person signing on the rental confirmation over the age of 21 throughout the entire rental period.
Availability: Should the reserved property become unavailable for any reason, the Agent reserves the right to substitute the accommodations for the same period without breach of contract or provide a full refund, if comparable accommodations are not available, which will operate as a mutual release from this rental agreement. Agent shall notify Guest(s) at earliest convenience of such changes. Should Agent be unable to locate a substitute property, Agent’s liability shall be limited to the refund of all monies paid by Guest(s).
GUESTS/PARTIES/NOISE. Please be considerate for the neighbor; therefore the signing tenant must supervise all guest(s) while on the premises. Noise on the property must be kept to a reasonable level so as not to cause a disturbance to the neighbors or general public. No overnight occupancy be exceeded without the written consent of the Landlord. Tenant acknowledges responsibility for any damages caused by guest(s). Should a Police Report be filed because of excessive noise or disturbance, Tenant agrees that this agreement shall become automatically terminated and Tenant agrees to leave the premises immediately, without recourse to any refund. Please note that fines start at $500 and you are responsible.
Condominium/House Rules/Private Homes: Tenant agrees to comply with all condominium or house rules and regulations and to commit no nuisance while occupying the leased premises. If the condo rules and regulations are broken and management of condominium fines tenant, tenant agrees to pay fine from security deposit. No Boats, R.V.s, campers, motorcycles, scooters, certain trucks, or trailers are not permitted on the property or common elements without a written signed addendum to this contract.(Boats and trailers must be in a fully enclosed structure so that it cannot be seen from any abutting property, public way, or waterway.) No Parking in the street, sidewalks or swales. (garages, driveways or designated parking spaces ONLY All fines for non-compliance will be a guests responsibility.
Property Entry: Agent or its assignees may enter the Property during regular business hours for management of Property including exhibiting Property to prospective purchasers or prospective guests with a one-day notice to the Guest(s). In an emergency the Agent may enter the Property at any time.
Hurricane Policy: If during your occupancy and the accommodations is located within a Mandatory evacuation area ordered by local authority the Deposits and/or pro-rated rent paid will be refunded.
COVID-19: If during your occupancy and the accommodations are located within a Mandatory travel ban by local or state authority the Deposits and/or pro-rated rent paid will be refunded. Fear of traveling does not warrant any refund of rent or deposit.
Travel Insurance can be purchased prior to your arrival, one company that you can contact is Generali, contact information is Generalitravelinsurance.com for a quote or call 800-874-2442. Gulfshore Rentals, LLC has no affiliation with Generali Insurance.
Inclement Weather- Cancellation or early departure due to any other inclement weather does not warrant any refund of rent or deposit.
Construction Noise: Each unit is privately owned. We cannot guarantee that other units/owners in the surrounding area will not have work being performed during your occupancy. There will be no refunds.
Pets: Only selected properties will accept pets. No pets are allowed without owner approval in writing, with a separate pet addendum executing the authorization of approved pet(s) with owners permission and non refundable security deposit is paid. Any violation of this provision including “visiting” pets will result in immediate eviction and loss to Guest(s) of all funds paid.
Radon Gas: Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained from your county health department.
Repairs: Notify us immediately if you discover any item that needs the attention of a maintenance person. Appliances, air conditioners, Wi-fi connections, pool heaters, TV’s, etc., occasionally malfunction. While we cannot guarantee them to perform 100% of the time, we will, correct the problem as soon as possible during normal business hours. There will be no refunds.
CLEANING: Leave beds un-made if used and last day’s sheets and towels only. There will be an extra charge added if there is additional laundry and excessive cleaning. If a grill is on the property it is up to you to keep it clean and tank gas at your expense. It is your responsibility to upkeep your units cleanliness.
Amenities: For your convenience each unit will be supplied with toilet paper, garbage bags for your first nights supply. We encourage guest to bring extra supplies along with laundry & dishwashing detergent, bath toiletries and kitchen condiments.
Non-Smoking Units– Guests agree to not smoke inside the property. Violations may cause this agreement to be terminated immediately and will result in forfeiting rents paid and the security deposit to remove smoke odors.
SEA TURTLE SEASON: May 1st thru Ocotober 31st is the Loggerhead Sea Turtle Nesting & Hatching Season. Units on the beach have restrictions on lights from balconies and windows between 9pm and 7 a.m. Fines start at $500 per incident. Any questions regarding this ordinance you can contact our office as the fines can be substantial.
FIREWORKS:- The use of fireworks is illegal and not permitted in the City of Marco Island.
Illegal Drugs: Under no circumstances shall any illegal drugs be allowed on the property. Tenants understands that possession and/or use of any such substances is grounds for immediate eviction and forfeiture of payment. Tenant further waives any and all rights to recourse against the landlord for enforcing this clause.
Hold Harmless and Indemnity: Owner of rental unit shall not be liable for any damage and/or injury to guest or their personal property. Guest agrees to indemnify owner for any damages to the condo or home grounds, furnishings, equipment and house hold items therein, excluding normal wear and tear which occur during guest occupancy period. Guest agrees to hold agent and or owner harmless against any claim for damage and/or injury no matter how caused.
